Here in Palm Beach we are hunkering down for another wave of NYC refugees.

And we thought housing prices had tapered off for a while!

I would urge you to bitch slap antifa but you would spend the rest of your life fighting the southern poverty law center instead of writing columns.

Ann, we're both old enough to remember when the GOP was a going concern in New York; the Reagan wins in 1980 and 1984, the triumph of George Pataki in the mid-1990s (which Howard Stern's terrestrial radio show certainly propelled), the restoration of the death penalty, the ascendance of Giuliani and the glorious success of 'stop and frisk.' In the mid-1980s, I was a College Democrat at SUNY Stony Brook and the College Republicans vastly outnumbered us on campus.

That era is graveyard dead. The state it once flowered in no longer exists. This is what happens when you replace a population.

You don't get Lee Zeldin, you get Kathy Hochul.

California has suffered the same grim fate as New York, as you well know, and thus the once dominant GOP is today reduced to offering sacrificial goats in the Golden State to be electorally slaughtered on the altar of mass migration and replacement populations.

You don't get Steve Garvey, you get Adam Schiff by multi-million ballot margins.

Los Angeles and New York were once Great American Cities and I am glad I experienced them both fully when I did (San Francisco, Seattle and Boston too), but they are both long gone and it's difficult to reasonably argue that there is a viable path to their restoration in what remains of our lifetime.

Still, I have vivid memories to reflect on, the delicious experiences to savor and the photographs to share with friends around a good table even as the glasses rattle under the weight of the wilding hordes that now fill the streets in our Camp of The Saints. Chin chin.

This commie moron has never held a real job (sorry NY State Assembly is not a real job) and only got 39.8% of the Democrat vote. But, only about 30% of the Democrats actually voted. Thanks to ranked voting which eliminates a runoff which is so undemocratic, he actually got about 14% of the Democrat vote. The privileged useful idiots that voted for him never fail to amaze us.

And now because of ranked voting some media are reporting that he won the primary with 56% of the vote. He did NOT get 56% of the lousy 30% of the actual Democrats that voted! This is like a Soviet lie! This is so Orwellian. This is how you win a primary in NYC now you do not have to get a majority! It might as well be the Politburo electing the Mayor. Oh wait, who voted for Kamala to be the candidate? Hmmm I detect a pattern…

Mamdami reminds me of Obama, very glib, very smooth in his answers but never really answers the questions. Democrats have always been style over substance. Can you imagine if you went around NYC on 9/12/11 and told people that in a generation they would have a Muslim mayor??

I love you, Ann! Youre the first person Ive read to even mention the fact that lunatic Mamdani is also a Muslim. You're as courageous as you are witty as you are beautiful as you are...well, you get the point.

Zohran Mamdani speaks as a true believer, you can see it in his eyes….. and NYers should be terrified.

The Libtards in my city gushed about a subsidized grocery store. The city can’t run an ant farm and no business man is dumb enough to get involved.

Ann, loved the column, and love your idea about getting behind Adams.

My only beef is your focusing on Mamdani's "communism". He's not a Communist, he's a f*cking muslim! He hates Western Civilization and wants to tear it down. So he uses 'communism' and support for gay rights as a crowbar to tear away the cornerstones of civilization. He hates us, his smile is a Crocodile's smile.

Isn't NYC doing ranked choice voting in the November election? It seems odd to do it in the primary but not in the general.

I don't believe Mamdani can win because this is a wakeup call for Republicans, non progressive democrats, real estate moguls, people with Manhattan coops, non-self-loathing Jewish community, Staten Island, NY Post, and hopefully Fox News comes around...

Fox News (Murdoch INC.) is a sinking ship and will capsize when Rupert, 94, passes away. Maybe Elon can buy something in the fire sale.

Kev you are correct. Rupert built his empire as the 'yin' to the 'yang' of journos back in the day. When Ted Turner was asked about Rupert starting FOX News in an interview he said 'well the other side now has a voice' (paraphrasing). Ted was married to 'Hanoi' Jane and we know where his alliances were at. Sadly for me Andrew Breitbart would have been the obvious successor to the 'New' media internet empire to be but was Epsteined walking home from a local bar. We are in the Wild West of the 'New Media' and Substack is just an oasis for people like us and Ann right now. Maybe an alliance will form with people with a little extra coin in their pocket. Hey buddy could you spare a dime? ( ;

Hope you and the fam enjoy 'We the People' Independence Day !!

Ann, as usual, you are spot on! The main reason I subscribe to you is because you don't pull punches. Is there no decent conservative that could run for Mayor before we flush the city down the Hudson to get rid of the commies and rats?
